The district of Prague 4 is one of the most important localities of Prague taking into account all monitored statistics. Due to its connection to the D1 motorway and access to the Prague ring road, accessibility to the city centre, infrastructure and a large population, there is a very high demand for commercial space by prospective tenants and subsequently by investors. One of the most important sites of Prague 4, in terms of current and planned developments (including commercial, retail and entertainment areas) and access to transit hubs is the Pankrac Plain. The area "Kavčí Hory", which lies near the edge of Vltava valley, is the area’s western section.
